Detached homes are the priciest at a median of £400,000, while flat/maisonette homes are the most affordable at £180,000. Over the past year, other homes moved the most (+3.7%). Within Cornwall, the PL33 district saw the strongest recent growth (+28%) and PL32 the softest (-18%).
New-build homes were 0.2% of recent sales, a share that is falling.

How these figures are calculated. Year-on-year change compares the median sold price over the most recent 12 months of data with the 12 months before it. We use the median, not the average, so a few unusually high or low sales don't distort it. Because HM Land Registry data lags — sales take time to be registered — the most recent month or two are provisional and tend to revise upward. Figures track the mix of what actually sold, so they are not a like-for-like index. The same method is used across this site, so an area's figure here matches its ranking in investment trends.
